The full district will eventually comprise 6 high-rise commercial towers, each connected through interconnected podiums, retail promenades, landscaped zones and pedestrian-friendly pathways. The building brings together office spaces, a grand concierge-led lobby, dedicated office elevators, an integrated retail podium, sky gardens, rooftop dining venues and outdoor co-working areas within a single contemporary structure.
Motor City is a mature, low-density community in New Dubai with strong road access, a residential population within walking distance and a growing commercial presence that makes it an increasingly credible business address.

Architecture
Dawn takes a distinctly contemporary approach to commercial architecture. The glass facade is clean and modern, designed to give the tower a strong visual presence within the O1NE District streetscape while maintaining the transparency and openness that good working environments require. The building rises from a multi-level podium that houses the retail and social infrastructure, stepping up into high-rise office floors above.
Inside, the focus is on flexibility and light. Open-plan layouts allow businesses to configure their spaces to suit their specific needs, and the premium interior finishes throughout the common areas and office floors set a standard that reflects the positioning of the wider district.
