Rashid Yachts and Marina is a large-scale coastal community built around an active marina. Fiora 1 forms part of this wider plan. The area includes residential clusters, hotels, retail zones and open public spaces.

The promenade runs along the waterfront and connects cafes, shops and leisure spots. Yacht berths create a working marina atmosphere rather than a decorative backdrop. This gives the area a distinct character within Dubai.

Green pockets and walking paths are spread across the community. Roads are planned to keep residential areas separate from heavy traffic. The goal is to create a walkable environment where daily needs are within reach.
